To meet our July 2027 Grand Opening, Tarang by the Sea is operating on an aggressive but highly achievable construction and fit-out window beginning August 2026. For an 8 Vastu-compliant Balinese cottage project, this timeline is designed to maximise parallel workflows — ensuring that Balinese imports, civil structure, and landscape maturation all converge at a single moment of completion.

August — October 2026

Foundation & Pre-Procurement

Civil Groundwork & Long-Lead Procurement
  • Site Mobilisation — Clearing the 35-cent plot and establishing temporary labour quarters for the construction team.
  • Foundation Work — Excavation and PCC (Plain Cement Concrete) for all 8 cottages and the central pool area.
  • The Bali Order — Finalising the import of specialised Balinese furniture, carvings, and signature roofing materials. Shipping from Bali takes 60–90 days; this order must be placed in time to ensure on-site arrival by March 2027.
  • Utility Infrastructure — Boring for water, setting up the electrical transformer, and commissioning the backup generator systems.

November 2026 — January 2027

Superstructure & Pool Shell

Getting the Bones of the Project Ready
  • Wall Construction — Rising of plinth and walls for all 8 cottages, using locally sourced laterite stone for authenticity and thermal performance.
  • Pool Construction — RCC (Reinforced Cement Concrete) shell for the swimming pool and the attached filtration equipment room.
  • Concealed MEP Works — Running all plumbing and electrical lines within the walls before plastering begins — a step that cannot be undone later.
  • Investor Update — Phase 2 — High-quality 3D renders and on-site photography released to all investors, keeping momentum and excitement high ahead of the visible transformation.
⚠ Monsoon Note: Construction commences in August as the Karavali monsoon begins to ease. Initial foundation and earthwork phases are planned to account for residual rainfall, utilising covered and below-grade works to maintain momentum through the season transition.

February — April 2027

Roofing & Exterior Finishing

Making the Structures Weather-Proof
  • The Bali Roofs — Installing the signature Balinese-style roofing — the single most distinctive visual element of Tarang. By this point, the imported materials have cleared customs at Mangalore/Karwar port.
  • Plastering — Smooth internal and external lime-wash finishing across all 8 cottages, creating the characteristic warm coastal aesthetic.
  • Landscaping — Initial planting of tropical greenery — coconut palms, heliconias, and frangipani — allowing 3–4 months to establish and "take" naturally before the Grand Opening.
  • Hardscaping — Laying the pathways, stepping stones, and the dedicated beach access walkway between the cottages.

Interior Fit-out & Snagging

Luxury Aesthetics & Functionality
  • Furniture Installation — Unpacking and placing the Bali imports — hand-carved beds, teak daybeds, and artisan accent pieces — within each of the Ubud, Uluwatu, and Seminyak units.
  • Pool Tiling & Deck — Final blue mosaic tiling, waterproofing treatment, and teak deck finishing around the central pool.
  • Premium Fixtures — Installing designer switches, bathroom vanity units, rainfall showerheads, and split air-conditioning in every cottage.
  • Deep Clean & Snagging — Systematic walkthrough of every room to identify and resolve any minor paint, tile, or fixture defects before investor handover.

Grand Opening & Investor Handover

Operations, Walk-throughs & First Bookings
  • Founding Investor First Stay — All 8 investors are invited for an exclusive pre-opening stay at Tarang — your first night in your cottage, on us.
  • Grand Opening Event — A curated coastal evening celebrating the project — press, influencers, and the local community invited to experience Tarang by the Sea for the first time.
  • Operations Handover — Staff trained and deployed for housekeeping, check-in management, and day-to-day property operations under the professional management company.
  • Final Documentation — Completion of all title transfer documentation and finalisation of the 10% handover payment milestone.
✦ CRZ Compliance Note: All Coastal Regulation Zone clearances must be fully updated before structures reach the 2nd floor level, to prevent any administrative delays in the final stages.

Parallel Processing

We do not wait for structures to be complete before ordering furniture. The Bali imports must be ordered by August 2026 to arrive at Mangalore/Karwar port by March 2027 — perfectly timed for the interior fit-out phase.

Monsoon Management

The June–August monsoon on the Karavali coast is intense. Our Phase 2 plan uses this period productively for internal concealed MEP works and pool shell construction, maintaining full labour utilisation.

The CRZ Compliance Rule

All Coastal Regulation Zone clearances are fully in order before structures exceed the first floor, ensuring zero administrative delays in the final phases when momentum is most critical.

Vastu-Compliant Bali Design

Every cottage at Tarang is designed to be fully Vastu compliant — governing entry orientation, spatial proportion, light, and energy flow. What appears to be two distinct worlds — Balinese architecture and Vastu Shastra — share the same ancient foundation. Both are rooted in Hindu cosmology, sacred geometry, and the principle that a well-oriented space enhances the wellbeing of those who inhabit it. At Tarang, this alignment is built in from the ground up, not added as an afterthought.

Note on Milestone Dates — The timelines indicated against each construction stage are planned projections based on current schedules and site conditions. Construction timelines may be subject to change due to factors such as monsoon seasons, regulatory approvals, material availability, or other circumstances beyond reasonable control. Any revision to a milestone date will be communicated transparently and in advance to all investors. Payment calls will only be made upon actual completion of the respective milestone — not based solely on projected dates. Full details are documented in the individual investor agreement.

Legal & Transparency

Terms & Understanding

Tarang by the Sea is developed by SSV Realty with a commitment to full transparency, clear documentation, and mutual trust. The following outlines the terms under which this investment opportunity is offered and the obligations of both parties.

Formal Agreement
Every investment in Tarang by the Sea will be backed by a formal written agreement executed between the investor and SSV Realty prior to any payment being made. This agreement will clearly document the unit allotted, the total investment amount, the payment schedule, projected timelines, ownership rights, and all terms governing the transaction. No verbal understanding shall be considered binding. Both parties will receive signed copies of all documentation.
Payment Schedule & Milestones
Payments are structured across 7 construction milestones and are linked to actual progress on site. A payment call will be issued to the investor only upon verified completion of the corresponding milestone. SSV Realty will provide photographic and written evidence of milestone completion before requesting any payment. Investors are not obligated to make any advance payments beyond what is stipulated in the executed agreement.
Construction Timelines & Delays
The dates indicated in the payment schedule are planned projections and not contractual deadlines. Construction may be impacted by monsoon seasons (typically June–September), government approvals, material lead times, labour availability, or force majeure events. In the event of any delay or revision to a milestone timeline, SSV Realty commits to proactively communicate the reason, the revised timeline, and the expected impact to all investors in writing. Investors will be given reasonable notice before any payment is due.
Ownership & Title
Upon completion of all payments, the investor will receive clear legal title to their cottage unit. The registration and title transfer process will be completed as per applicable Karnataka state property laws. All stamp duty, registration charges, and associated legal fees will be outlined in the agreement. SSV Realty will assist and coordinate the registration process in full.
Transparency & Communication
SSV Realty maintains an open-communication policy with all investors. Investors will receive regular project updates including construction photographs, milestone completion notices, and any material changes to the project. A dedicated point of contact will be available throughout the investment period. Any change to the project scope, design, or timeline will be communicated before implementation, not after.
Cancellation & Refund
Cancellation terms, refund eligibility, and transfer of ownership rights will be clearly defined in the individual investor agreement. Investors are encouraged to review and seek independent legal advice on the agreement before signing. SSV Realty will not impose any unreasonable forfeiture clauses and will handle any cancellation request with fairness and in accordance with the documented terms.
